By using the Site or submitting a booking or contact request, you agree to these Terms. If you do not agree, please do not use the Site or make a booking.
2. About Kep Cottage
Kep Cottage offers cottage and campground accommodation, dining and private dining, and wellness experiences at our property in Kep City, Kingdom of Cambodia. Our current accommodations include the cottages Pka Meardey, Pka Yihup, Pka Kda Ngear, and Pka Ka Ngoak, and the campground pitch Pka Trobek Prey. Availability, layouts, and offerings may change over time; the Site reflects our current offerings and is updated periodically.
3. Enquiries and Booking Requests
Requests submitted through our contact or reservation forms are enquiries, not confirmed bookings. Submitting a form does not guarantee availability or a confirmed reservation. We aim to respond to booking requests within 24 hours. A reservation is only confirmed once we have contacted you directly and you have received written confirmation from us — by email, WhatsApp, or Telegram — together with any deposit or payment we require at that time.
4. Rates and Payment
Rates are quoted in US dollars (USD) unless stated otherwise and are subject to change until a booking is confirmed. At the time of booking confirmation, we will advise you of the required deposit amount or percentage, our accepted payment methods (for example, bank transfer, or payment on arrival), and the balance due date. Please confirm these specifics reflect your actual policy before publishing.
5. Cancellations and Changes

6. Check-In and Check-Out

We reserve the right to refuse service or end a stay, without refund, in cases of serious misconduct, damage to the Property, or a breach of these Terms.
8. Damage and Liability for Property
Guests are responsible for any loss or damage to the Property, its furnishings, or equipment caused by them or members of their party, beyond normal wear and tear, and agree to reimburse us for the reasonable cost of repair or replacement.
9. Dining, Wellness, and Activities
Where we offer wellness experiences, dining, private dining, or other activities, these are provided subject to availability and any additional terms communicated to you at the time of booking. Guests with allergies, dietary restrictions, or health conditions relevant to an activity should tell us in advance so we can take reasonable care, though we cannot guarantee an allergen-free environment.
10. Assumption of Risk
Kep Cottage sits on a private garden estate, and guests may encounter natural features of the Property and surrounding area, such as uneven ground, water features, plants, or wildlife. By visiting, guests accept the ordinary risks of staying at a rural or garden property and agree to supervise children and other members of their party accordingly.
11. Limitation of Liability
To the fullest extent permitted under the laws of the Kingdom of Cambodia, Kep Cottage will not be liable for any indirect, incidental, or consequential loss arising from your use of the Site or your stay, except where such liability cannot be excluded by law, including liability for death or personal injury caused by our negligence.
12. Force Majeure
We will not be responsible for a failure to provide accommodation or services, or for a delay in doing so, where this is caused by circumstances beyond our reasonable control, including severe weather, natural disaster, government action, public health emergency, or other events of force majeure. Where possible, we will work with affected guests on rescheduling or another reasonable resolution.
13. Website Content and Intellectual Property
All text, photographs, graphics, and other content on the Site are owned by Kep Cottage or used with permission, and are protected by copyright and other intellectual property laws. You may view and share content from the Site for personal, non-commercial purposes, but may not copy, reproduce, or use it commercially without our prior written consent.
14. Third-Party Links and Services
Our Site may link to or integrate with third-party services, such as online travel agencies, payment providers, or social media platforms. We are not responsible for the content, terms, or practices of these third parties, and your use of them is subject to their own terms and policies.
